Determining Your Eligibility

Wondering if your military service has made you eligible for the benefits of a VA loan? Learn more about service requirements for military veterans, active servicemen and women, and reservists.

First: See if You’re Eligible

You may be entitled to VA Home Loan benefits if your military service history fits one of the following descriptions:

Military Veterans

You must have:

  • Served in active duty for 90 days during wartime

OR

  • Served 181 days during peacetime
Active Military

You must have:

  • Served at least 24 continuous months

OR

  • Served a full period of active duty no less than 90 days during wartime or 181 days during peacetime
Reserves and National Guard

You may be eligible if one of these applies to you:

  • Completed six years as a member of an active unit
  • Received an honorable discharge and retired
  • Have a service-related disability
  • Were activated for at least 90 days during the Gulf War era (August 1990 to present)
Other

You may be eligible if one of these applies to you:

  • Widow or widower of a serviceman or woman who died while serving, was declared MIA, or POW
  • Serviceman or woman who left the military because of a reduction in force after 20 months of a two-year enlistment
  • Surviving spouse of a veteran who died while in service or from a service-connected disability, who remarried on or after age 57 and on or after December 16, 2003

Second: Get your Certificate of Eligibility (COE)

To apply for VA financing, you'll need to produce a COE.
